  8. For some banks, Martin Luther King Day was observed as a bank recognized holiday this year, which made President's Day a floating holiday. The majority of the "Major" banks post their holiday banking schedules somewhere on their main website, and it does change from year to year. I personally will be at work on Monday as a "floating holiday" because I was off on MLK day. It's really no big deal, and doesn't point to anything special externally. In my former position with WF, this happened routinely, and we all knew in advance which days were floaters for the calendar year, for time off purposes. In my current position the same holds true, hope that helps.
  9. I honestly do not think that I have laughed that hard in a long time, it wouldn't matter to me who initally wrote the post that's now getting a well written mouthful. The manner in which you write reflects such a style of honesty, and down right, straight from the hip humor. I loved it.

It's all about Net Present Value (NPV) as far as the "plan" I do this for a living, if the numbers can't be reduced to bring the borrower to 31% piti or, if the borrower is below 31%piti, there just simply isn't a solution. Placing someone in a modification that they still can't afford just to call it done is irresponsible lending, just as irresponsible as the lender that put them in the mortgage at origination. We fix what is fixable, it isnt always a great warm and fuzzy story, and has nothing to do with any President, past, present, or future. It has everything to do with responsible lending, and doing the right thing. That wasn't done, and hopefully the mindset of "letting the banks" govern themselves mentality have learned a valuable lesson. To bad it was just at the expense of the American people looking for the American Dream.
  11. Which is why your credit score reflects your solid ethics. If you can, pay your VA funding fee upfront, rather than rolling it into your mortgage. Your Certificate of Eligibility needs to be no older than 60 days (from the print date) no worries though, you can get that off of VA's website. ANY Lender would be delighted to have your business. Just ask if they are delegated VA Lenders this just means you are dealing directly with that Lender,not underwriting to any other lenders guidelines, or you just may find out that your new loan is still Chase....Remember those servicing pool agreements, and ask what % of the your Lenders loans are sold at the time your loan is closed and booked. Thats what I call a slam dunk my friend, you could do this on Chases website, or any other Lenders site for that matter (dont shop rates) it has a tendancy to lower that beautiful credit score, not that it would really make a difference with yours being so high. Assuming your business and personal tax returns are in order for 2009/2010, and you have some history behind your self employed income (at least two years showing positive income on whatever schedule you file, preferably audited P & L's to go along with that, then you call the shots. Rates are not expected to really go a lot lower, at least at this moment, and generally unless you can save 1% or more in a reduction in your current interest rate, I don't usually suggest refinancing, but in this case, my advice is to buydown the current rate (and I apologize if I am assuming that you can or can't) and get that rate locked and move forward. I am here should you have questions along the way. I am REALLY surprised Chase has not solicited you already for a refinance. Have a great night.
  13. First, thank you for the welcome! I am very happy to be amongst such a diverse and intelligent group of people. I will try to provide you with as much information on the subject as you need or ever wanted to read. Your situation is "outside" the modification box. After reading your post, I would first ask what type of mortgage product are you currently in, and who your lender is, and of course the dreaded credit score, and debt ratio. (Will talk about that later). I will just give you a few scenarios are based on a couple of different mortgage types. You are not upside down, you’re not in an imminent default situation, and you are not presently past due. Going in the direction of a modification would not be my recommendation for your needs, and would be very frustrating for the customer wishing to just refi. Let’s say that your mortgage is a FHA, based on the fact that you merely want to reduce your rate, your direction would simply be a refinance called a "streamline refinance" This refinancing option is considered streamlined because it allows you to reduce the interest rate on your current home loan quickly and often times without an appraisal. FHA Streamlined Refinance also cuts down on the amount of paperwork that must be completed by your lender saving you valuable time and money. Depending on your equity position and length of time you have been in this mortgage, (at least 6 payments must have been made or 210 days since the date of closing) this may be your ticket, there is no cash back allowed at closing (exception would be application fee's, and appraisal fee,) but lenders can not charge you both, it's either or, and in some cases no appraisal is needed. Again, this depends on many factors, and who the lender is. If you are comfortable with your present lender, they will have options for you in this scenario. If you have a conventional loan you can refinance with an FHA refinance loan, you'll need to apply with the usual employment verification, credit check, debt ratio requirements and other considerations, and you may get better rates and lower payments, however this is not to be confused with a streamline, I talk about above. Conventional refinances are still very popular and the rate is around 3.87%. Finally, In October of 2008, the Veterans’ Benefits Improvement Act was signed into law. It provides a variety of changes in benefits for military veterans, including the ability for qualified borrowers to apply for VA refinancing from conventional home loans into VA mortgages. I highly suggest this direction for you because of all the many benefits to the Veteran borrower. I am assuming that you have access to the VA portal where if you have not already applied for your certificate of eligibility, you can request it here, which will expedite the process. A conventional-to-VA refinancing loan is a good way to potentially reduce interest rates or monthly payments, call the Department of Veterans Affairs at 1-877-827-3702. They are there to help our Veterans with this process. 30 year fixed is running around 4.00% where a 15 year is running around 3.75%. I hope that I have not confused you with all this, but I stand ready to help you or anyone else here at DV with these types of questions. Lastly, if you are in the age bracket of where you can take advantage of a Government backed Reverse Mortgage some lenders (not all) will still do these, and they are attractive, and allow the qualified borrower to use the equity in the subject property, without ever making another mortgage payment again. Unlike other FHA loans, there are no income or credit qualifications for this type of loan. You will be required to have a current appraisal on the property as the amount of an FHA reverse mortgage is based on the home's value or the FHA insurance limit, whichever is lower. My advice on this one is RESEARCH. All reverse mortgages are not created equal, you would want to make sure that you are educated in the product, and understand exactly what negative amortization is all about, and that you proceed with caution. It is important for us to know and understand how the pooling and servicing agreements directly impact what is occurring in the courtroom, and how the settlement should (don't know that it does) require amendments to certain servicing pool agreements which tie the hands of the servicer from assisting distressed homeowners. Hopefully with the announcement of this settlement, investors who's servicing pool agreements currently exclude capitalizing a unpaid principal, reducing a interest rate, extending a maturity period, or reducing the unpaid principal balance (those homeowners that are upside down) will be amended. This would allow those homeowner previously declined/denied, the opportunity to be immediately reconsidered.

  19. RVWITHME Yep, yep, and I can still catch a flight out Iraq as of 10:49 PM tonight EST, with my Dinar, if I was there. But since I am not, and since DB isn't selling anymore dinar (clearing my throat), I can just walk from my work at the one of the B4B's, over to the Currency Exchange Commission and buy as much dinar as I want, and walk out with them in hand. Which I might just do tomorrow, after I finish bidding on this Dinar Auction on Ebay. What will be will be, Go ahead RV and prove me wrong..Good Night my friends.
  20. While waiting for the dinar, I would continue with my custom made Beach Wreaths, my company is called "Sea the Beauty" and my wreaths are one of a kind custom works of art. All material is recycled, meaning that I go around to all the area thrift stores (mostly those that are not for profit) where the monies made from the sale goes to support our Veterans, and Children, and buy up the ugly wreaths, strip them down, rewire them if necessary, and create my ocean visions. Ladies love a beautiful wreath, especially those that NEVER fall apart.

I Believe the IQD will revalue because.......I believe that the information that was bestowed on me shortly after the New Year (buy Dinar, then when it RV's do the following) came to me in such a fashion, that if I didn't, I was throwing away a opportunity to help change the lives of so many people in my very close of near and dear. I also believe in the Power of Positive Thinking....I will add a link at the end of my Essay to help support the Psychology, behind such a idea. So, feeling rather blue one day, I took a ride down to one of my favorite spots. I live in a Resort City and about ten minutes from the oceanfront and have lived here all my life. My family wasnt in the military although I live close by to a major Jet Base, so we have always rallied around our military families and realized at a very early age that without our military personnel, jobs here would be slim to none, and local small business owners would have no business. To that, I say thank you for all you guys do to keep us safe. Anyway, sorry for the diversion, I found myself down at the beach, and at a store I find kind of feel surrounded by comfort, and bright optimism. I enjoyed browsing around, doing some shopping, purchased a book I felt I should read, and left feeling so much better about life than I did when I got there. The following day was a Monday, a co-worker approached me, and saw the book on the corner of my desk. After a brief conversation about the book, the author, and the store she said one thing that may change my life, and those close to me as we currently know it. "buy Dinar, then when it RV's do the following: * Pay Off Your Mortgage - Well that went against every mortgage banking principal that I have ever been taught, but non the less, I listened. * Do not hold on to the dinar when it RV's, convert to Gold and Silver boullion. I consulted a friend, who, without investigating the recommendation imphatically exclaimed "you would be a nut" to follow through with that, and proceeded to explain the state of Iraq's situation,and making a case why this would never come to fruition. I agreed, we said our good byes, and in my mind, I couldnt let it go. I played it over and over in head, went home that night, I read everything I could get my hands on. Then, before I went to bed, I purchased my first $100,000.00 IQD. A small investment, based on the theory that you don't ever invest any more than you could afford to lose. (does ,that give you an idea of how dire my straits were/are?.) I told no one, not even my husband, who I have been married to for 22 years. Surely, he would think that I had truly lost my marbles. Had I ????? I just really didnt want to listen to a bunch of negativity, and nay saying, because I took a leap of faith in something I was so optimistic and hopeful about. The power of positve thinking, and being in the right place at the right time, I like to refer to it as "specific expectancies" I specifically expect the dinar to RV, therefore I remain positive to that exact outcome. Whether many in our group realize it or not, in this venue we are "ALL" believers, and positive about the outcome. Some just more "passionate" then others.   24. Good Morning!!! I love a good reality check, especially one that creates forward movement. I'm in Virginia so been up for a while, can't sleep much anyway these days.
